Choosing Good Tenants: Good tenants must be selected from the beginning. As an experienced landlord law attorney, I can guide you through the application process to ensure you are selecting trustworthy tenants. A person's ability to be a good tenant is often indicated by employment history, references, criminal history check and credit report. Once you have a solid rental application in place, I can help you develop an enforceable lease that will protect your rights.

Evictions and Issues with Problem Tenants: Evictions law is complicated. If you are a landlord, property manager or master tenant and need to evict a tenant, I strongly urge you to seek help from my law firm. An eviction is not something you should try to handle on your own. I handle evictions that involve nonpayment of rent, property damage and other issues.

Representation Before the San Francisco Rent Board: The San Francisco Rent Board handles complaints brought by tenants. I provide landlords committed, effective representation when they face complaints about decreases in services, proper rent to be paid and wrongful eviction.

Help for Master TenantsThis may come as a shock to you, but aster tenants have all of the duties of a landlordwhen they sublease portions of a property to subtenants — and a few more. As your lawyer, I can provide advice and guidance on eviction, the San Francisco Rent Board, nonpayment of utilities and other issues.

Help for Owners of In-Law Units: In-law units are rental units that do not have a separate certificate of occupancy from the main dwelling. Because they are often part of the owner's home or property, these units are often not up to code. If a tenant complains, the owner could be forced bring it up to code — and it could be difficult to take it off the market instead. It is absolutely essential that people seeking to rent in-law units properly screen prospective tenants — especially if they are friends or family members.

Owner Move-In: When you want to move in to your own rental unit but have tenants in place, I can advise you and handle the entire process of buying your tenants out and evicting them. In San Francisco, landlords must be planning to move in for three years and renters must be given 60 days notice. The landlord must also provide the tenants with relocation money. I assist with drafting the notices, calculating the amount to pay each tenant, serving the notices via a process server and initiating eviction proceedings after 60 days.

Ellis Act: The Ellis Act assists landlords in taking residential rental units completely off the market. The landlord must be planning to take the unit off the market for at least three years. However, there could be legal implications for you over the next ten years. You must give notice and buy the tenants out, just as in an owner move-in situation.

Commercial Properties: I represent both landlords and tenants of commercial real estate because they are both business entities and neither is given preference under San Francisco law.
